Party House Update

  The Bel-Air Association has intensified its efforts to protect the residents of Bel Air not only from party houses, but also from a newer development in which private homes in residential neighborhoods are used as event centers that host gatherings that one might expect to (and that should) take place only in a large hotel ballroom or even a convention center.  On October 2, 2024, over the objection and opposition of the spec-developer Shahram Balakhani and his company, Monroe Development Group, the Superior Court granted the Bel-Air Association’s request for a preliminary injunction to prevent Balakhani personally, as well as his company, from holding events at their 1859 Bel Air Road property that create traffic congestion or objectionable noise (such as loud, amplified music, particularly at night, and in fact any such noise that is audible outside the property’s boundary lines).  This followed a successful temporary restraining Order of several months earlier granted in favor of the Bel-Air Association against the company of another spec-developer, Donald Bolin, for the noise and congestion created at his company’s 10979 Chalon Road property. 


The Bel-Air Association will remain vigilant and will continue to file nuisance lawsuits and seek injunctive as well as other relief where property owners or residents engage in activities that are incompatible with the quiet residential nature of the community, or where they create traffic congestion or the risk of accidents, particularly where narrow, winding mountain roads with limited visibility are made dangerous by any such uses or activities.
